Things need to be done before and after the house handover

房屋交接前后需要做哪些事

  1. Prepare the corresponding loan documents, including the house purchase contract and the listing house information form. Submit the documents to the loan broker or bank to apply for the loan.
    准备好贷款相应文件 ,包括购房合同,挂牌房屋信息表单。将文件交给贷款经纪或银行申请贷款。
     

  2. Calculate the required expenses including land transfer fees, lawyer fees, insurance, property taxes, property insurance fees, loan amount and fees, add them all up, and it is recommended to keep half a year's repayment amount in your account after the handover.
    计算所需费用包含 :土地转让费、律师费、保险、地税、产权保险费用、贷款额度及费用,全部相加,建议在交接完后你的账号里保留半年的还贷金额。
     

  3. Confirm the house transfer lawyer, send the contract documents, house information form, and two valid personal IDs to the lawyer. The lawyer will collect a portion of the deposit, and the lawyer's fees may vary. 确定房屋交接律师,将合同文件,房屋信息表单,二个有效个人证件发给律师。律师会收取部分定金,律师收费可能有所差别。
     

  4. Contact an insurance broker to purchase home insurance, and you can compare quotes (it is recommended to complete this one week before handing over the house).
    联系保险经纪,购买房屋保险,可进行报价比对(建议在交房前一个星期完成)。
     

  5. Complete the online application or transfer for electricity accounts.
    线上完成电气的账号申请或转换。
     

  6. Apply for internet, television, telephone, security, etc., confirm the installation date, which should be after the house handover. 
    网路、电视、电话、安保等申请,确定安装日期,安装日期在交房后。
     

  7. Do a pre-handover inspection of the house one day before handing it over.
    交房前一天要做交房前的房屋检查。
     

  8. Clean the house after handover, and if necessary, replace the main door lock, password, or garage password.
    交接后做房屋清理清洁,如有必要更换大门锁,密码或车库密码等。
     

  9. Check with the municipal government to see if the previous homeowner has paid the water bill.
    向市政查询前房主有无付清水费。
     

  10. Change the address after handover, such as for driver's licenses, health cards, insurance, banks, etc.
    交接后更改地址比如驾照、健康卡、保险、银行等。
     

  11. If it's an apartment, promptly contact the building management office to complete registration and pay management fees, etc.
    如果是公寓,及时联系大楼管理处完成登记并交纳管理费等事项。
     

  12. Request the complete house handover documents from the lawyer.
    向律师索取完整房屋交接文件。
     

  13. Print and save the housing contract, and save an electronic version on your phone for future use, such as for registering children in school or checking with the municipal government for property taxes.
    打印住房合同保存并保存电子版本在手机上备用,比如帮孩子做学校注册登记,到市政地税查询等。
